-> Preferred Returns for Limited Partners: Investors enjoy a 7-9% preferred return, distributed monthly or quarterly, based on available cash flow. Any shortfall accrues over time.

-> Capital Event Priorities: At capital events (sale or refinance), investors first recoup their preferred returns and 100% of their initial capital.

-> Profit Sharing Mechanism: Post capital return, excess profits are split, with up to a 15% IRR, seeing a 70% LP / 30% GP distribution. Profits exceeding a 15% IRR are shared 50% LP / 50% GP.

-> Class B Shares Option: For those investing a minimum of $500k, Class B shares offer a higher preferred return and a 30% promote, streamlining earnings without a secondary hurdle.

-> Investor-First Incentives: Investors are assured 100% of ongoing cash flow plus their preferred return and return of initial capital before any sponsor performance incentives, ensuring alignment of interests.
